Who we are

A private advisory built on candid counsel

Stackly began in 2009 with two advisors, one market and a rule that still holds: write the valuation before showing the house. Seventeen years later we work across twelve US markets and cap the register at thirty-four residences a year.

Our story

Seventeen years, one working method

The practice was founded by two advisors who had spent a decade watching good houses sold badly — priced by comparison alone, marketed before they were understood, and negotiated by people who had never read the plans.

We built Stackly to work the other way round. Every engagement opens with a written memo. Every market has a resident partner who lives in it. Every file stays with the partner who opened it, through to closing.

That method has limits, and we accept them. Thirty-four residences a year is the ceiling; it is also the reason our clients reach a partner on the first call rather than a coordinator.

In the last two years we advised against eleven purchases. Three of those buyers returned within the year for a better house and bought it with us.

Vision & mission

What we are building, and how we work

Two statements we actually use to decide things — which mandates to take, which to turn down, and what gets written before a house is shown.

Our vision

A market where the memo comes before the viewing

We want buying a premium home to feel like reading a survey rather than watching a performance. That means fewer listings, more written work, and advisors who are willing to talk a client out of a house.

Written valuation before any viewing
Twelve markets, resident partners only
A capped register, never a catalogue
Our mission

Represent fewer residences, and know each one properly

Thirty-four mandates a year, each led by the partner who walked the house. We measure, we price, we write it down, and we stand behind the number when the survey arrives.

Thirty-four mandates a year, no more
One partner per mandate, start to finish
Plain-language memos, no marketing copy
And what we will not do
List a house we have not walked
Price by comparison alone
Act for both sides of one sale

Philosophy

Four commitments we hold to

Valuation first

A written memo — comparables, carrying cost, likely exit, honest downside — before a single viewing is scheduled.

One partner per file

The advisor who surveys the property negotiates it and signs off the closing. No hand-offs mid-transaction.

Local by residence

Each market is covered by an advisor who lives there, not by a travelling team with a spreadsheet.

Discretion by default

Most of our sales conclude before a public listing exists. Owners keep control of who knows and when.

Client approach

How an engagement runs

Brief. One conversation to set city, architecture, budget and timing — and what you would refuse.

Survey. We search the register, the private files, and owners who have not listed.

Memo. A written valuation on each shortlisted property, delivered before you walk it.

Negotiation and close. Your partner runs it, then stays available for renovation and resale timing.

In their words

What clients say once the sale is done

They told us not to buy the first house we loved. Six weeks later they found the one we should have been looking at, and the memo explained exactly why.

The valuation arrived before the viewing, which I had never seen before. Every number in it held up when the survey came back.

We sold off the register. Four introductions, one offer, and not a single photograph on the internet — which was the entire point.

Tell us what you are trying to do. If we are not the right advisory for it, we will say so and point you somewhere better.
